Our legal name is Seniors Money Mortgages (Ireland) DAC (“Seniors Money”). Seniors Money is part of the Senmo Quantum Limited Group. Our principal place of business is at 2 Donnybrook Road, Dublin 4, D04 NN50. Seniors Money is registered with the Irish Companies Registration Office under company registration number 409589. Our registered office is Fifth Floor, 40 Mespil Road, Dublin 4, D04 C2N4. Seniors Money is regulated by the Central Bank of Ireland. It is authorised by the Central Bank of Ireland as a Retail Credit Firm.
“Seniors Money”, “Spry Finance” and “Spry” are registered business names of Seniors Money Mortgages (Ireland) DAC. We operate under “Spry Finance” and “Spry” for lending services.

2. Regulated Services
Our primary service is to offer home equity release loans, known as Lifetime Mortgages to persons aged over 55, resident in the Republic of Ireland, subject to certain lending criteria, including the value of their property. With a Spry Finance Lifetime Mortgage, customers can borrow against the value of their home while retaining 100% ownership of their home. We also offer Lifetime Loans, which are secured on a property other than borrower’s principal primary residence such as a second home or buy to let property. From time to time, we may also acquire and administer loans originally advanced by other lenders. All these activities are regulated by the Central Bank of Ireland.
3. Central Bank Codes
We are subject to the Central Bank of Ireland’s codes of conduct and regulations and comply with the Consumer Protection Code, the Minimum Competency Code and the Fitness and Probity Standards (the “Codes”), which offer protection to consumers. These Codes can be found on the Central Bank of Ireland’s website www.centralbank.ie.
4. Know Your Customer
We have duties under laws concerning money laundering, financing of terrorism and taxation which require us to ask you, or someone opening an account on your behalf (such as a legal representative), for certain information about you and/or the person opening the account for you. Unless we already have it, you and/or the person opening the account for you will need to provide us with information to identify each of you and proof of your permanent address.
5. Fees and Charges
We charge fees and charges in connection with the regulated services we provide. Details of all charges imposed are set out in the Spry Finance product Fact Sheets, copies of which are included in the Information Pack supplied to all our customers. 6. Your Personal Data
Seniors Money Mortgages (Ireland) DAC trading as Spry Finance will comply with its obligations under the Regulation 2016/679/EU (General Data Protection Regulation (GDPR)), Data Protection Act, 2018, and, the ePrivacy Regulations 2011 (as may from time to time be amended, replaced, supplemented or re-enacted) and all applicable data protection legislation in respect of the details, information and personal data provided by you in your application for a Spry Finance Lifetime Mortgage or Lifetime Loan and in respect of the administration of your loan account (the “Data”).
The Data shall be used by Spry Finance, its agents, lenders and service providers (where applicable) in order to process the mortgage application, provide mortgage facilities to you and for other legal and regulatory purposes required for or reasonably incidental to the performance of our duties to you, including for the purposes of a loan transfer or securitisation scheme.

7. Conflicts of Interest
It is our policy to avoid any conflicts of interest when arranging and providing Lifetime Mortgages and Lifetime Loans for our customers. However, if an unavoidable conflict of interest arises, we will advise you of this in writing before we provide a loan to you. If we do not advise you of any such conflict, you are entitled to assume that no such conflict has arisen.
8. Customer Default
If you default under your Spry Finance Lifetime Mortgage or Lifetime Loan, we may notify you of such default and ask you to take action to remedy it to our satisfaction. if necessary, we will enforce the security that we hold over your property for your loan, but we will typically give you twelve months to rectify the situation first. Details of default provisions are included in the Terms and Conditions of the Spry Finance Lifetime Mortgage and Spry Finance Lifetime Loan.
9. Complaints Procedure
Where we receive a complaint we will deal with it promptly, effectively and in a positive manner. We will always offer you the opportunity to have your complaint handled in accordance with our formal complaints-handling procedure. If you have a complaint, you should address this to:

We will deal with any such complaint as follows:
- We will acknowledge your complaint in writing or by e-mail within 5 working days of having received it, and we will tell you who the contact person is for dealing with your complaint.
- We will investigate your complaint and give you regular written updates on our progress at least every 20 working days.
- We will do our best to resolve your complaint within 40 working days of having received it. If the complaint is not resolved by then, we will tell you the timeframe within which we hope to resolve it.
- We will advise you in writing, within 5 working days of our investigation completing, of the outcome of our investigation.
- In the event that you are not satisfied with the outcome of our investigation, or if the complaint is not resolved within 40 days, you have the right to refer the matter to the: Financial Services and Pensions Ombudsman, Lincoln House, Lincoln Place, Dublin 2.
10. Other Arrangements
If you want to sell your house and move to a new house, you will need to repay your Spry Finance Lifetime Mortgage or Lifetime Loan from the sales proceeds. If you want to transfer your loan to your new house instead, please contact us to see if this can be arranged.
You can, at any time, repay your Spry Finance Lifetime Mortgage or Lifetime Loan (together with accrued interest and any unpaid charges), whether through selling the house or through some other means. For fixed rate loans, an early repayment charge may be payable on a full or partial early repayment. Details as to how this charge is calculated and the circumstances in which it is payable are contained in the Spry Finance Lifetime Mortgage and Lifetime Loan Fact Sheets as well as the loan agreement for your loan.
You must tell us immediately if you leave your home permanently. If you pass away, your personal representative must tell us about this immediately. If either of these events occur, you (or your personal representative) will have up to 12 months to arrange repayment of the Spry Finance Lifetime Mortgage or Lifetime Loan (together with accrued interest and any unpaid charges).
11. Law
Your Spry Finance Lifetime Mortgage or Lifetime Loan and any related arrangements (including arrangements prior to drawdown) are governed by Irish law. The Irish courts will have jurisdiction to resolve any disputes that may arise, and you should note the complaints procedure set out above and that, in certain circumstances where you have a complaint, you can contact the Financial Services and Pensions Ombudsman.
12. Language
All communications between us in relation to your Spry Finance Lifetime Mortgage or Spry Finance Lifetime Loan will be in English.
13. Effective Date
These Terms of Business were last updated on 12th May 2026 and remain up to date as of the date of issue.
